Damp & Moisture Problems in Mallorca Homes

Understanding the cause is the first step towards the right solution. Damp, mould, condensation and water infiltration can look similar from inside a property while having completely different causes. Before repairing or renovating the affected area, it is important to understand where the moisture is coming from and why it is occurring.

Why moisture problems occur in Mallorca

Mallorca's climate and building traditions create some specific challenges. High humidity, periods of heavy rainfall, strong sun exposure and older construction methods can all influence how moisture behaves within a property.

In older fincas, townhouses and villas, the original construction may also have been designed to behave differently from a modern insulated building. Problems can appear after years of weather exposure, but also after renovations where insulation, waterproofing or ventilation have been changed without considering how the complete building envelope works.

Water can travel before you see it.It may move behind finishes, along structural elements, through cavities or into insulation before becoming visible inside the property.

The most common causes — and what they often look like

Recognising the symptom is useful, but it is not the same as diagnosing the cause.

Condensation and black mould around a window reveal
01 · CONDENSATION

Condensation

Typical signs can include black mould in corners, around window reveals, behind furniture or at thermal bridges.

Rising damp with crumbling plaster near floor level
02 · RISING DAMP

Rising or capillary damp

Typical signs include bubbling or crumbling plaster, peeling paint, salt deposits and damage concentrated near floor level.

Brown water infiltration stain on an interior ceiling
03 · WATER INFILTRATION

Water infiltration

Leaks often become visible as stains, rings or local discolouration. The visible point can be different from where water entered.

Hidden roof leak affecting insulation and timber
04 · ROOF & TERRACE LEAKS

Roof & terrace leaks

Existing insulation may absorb, redirect or slow moisture, making the actual entry point difficult to identify.

What you can see may only be part of the damage

By the time staining, mould or damaged plaster becomes obvious, the problem may already have been present for some time.

Hidden moisture can cause more damage than the visible stain suggests.Trapped moisture may affect concealed insulation, wall cavities, timber, boards and internal finishes and can create conditions in which mould develops out of sight.

Not sure where the moisture is coming from?

Send us the symptoms and photos of the affected areas. We can make a first assessment before deciding what the appropriate next step should be.

Why the correct diagnosis matters

  • Condensation
May require improvements to insulation, ventilation or thermal bridges.
  • Rising damp
Requires understanding how moisture is entering and moving through the masonry.
  • Water infiltration
Requires identifying the defect in the external envelope.
  • Roof leakage
Requires inspection of the complete roof build-up and its connections.
Treating the symptom without identifying the cause can result in the same problem returning after the renovation. The most expensive repair is often the one that has to be done twice.

From diagnosis to the right renovation solution

Once the source has been identified, EcoViva can determine which renovation approach is appropriate.

Relevant EcoViva technical systems

Important: our Technical Library shows how these systems can be correctly built. The appropriate solution always depends on the existing construction and actual cause.

Relevant renovation routes

If the cause is linked to the building envelope, EcoViva can coordinate the appropriate renovation route.
